Peter, your summary agrees with what I recall - has anybody got any further information ? I have an idea that there was a suggestion that the building might have existed in AR's childhood but have been removed soon after, which would explain why no-one living could remember it. AR's background story to its existence, as described in WH, sounds like a series of real events, although they might have taken place elsewhere and been moved to the head of the lake as part of AR's celebrated scenery-shifting.

Roger Wardale's candidate buildings never looked quite right to me, somehow - the building in the illustrations is so clearly defined, inside and out, that I always felt AR was drawing somewhere he knew that looked exactly like the illustration.

I went to the likely location at the head of Windermere a few years ago and thought that a building as illustrated by AR would look good there. How about TARS creating a flat-pack, dismantle-able version and setting it up temporarily (with permission) on the site on some appropriate anniversary ? Of course it might be difficult to organise the snow.....
