Talking of developments in that area, I remember that, when I was a boy, the road beyond the King's Cliff Hotel at Holland-on-Sea, adjacent to the Roaring Donkey, was not made up. This makes me wonder about the age of the Roaring Donkey and whether this pub was in fact so named after the publication of BS, as an homage to AR?

I like the theory that the Roaring Donkey in BS originated as a nickname for a (red or white) Lion, badly painted!
