The big field you mention does not belong to Lanehead or Bank Ground, but to an unrelated third party. Lucy Batty told me who about ten years ago, but I'm afraid I can't recall the details with certainty (and they aren't really relevant to this discussion and, in any case, may well be out of date now).
As you say, there is a narrow field between the large field and the lake shore, which does belong to Bank Ground. So you are correct: Lanehead has no access by land to its boathouse except by the agreed route over Bank Ground's land.
