Peter's mistake is understandable. Although the boathouse which is being sold belongs to Lanehead, the land surrounding it belongs to Bank Ground Farm. There is a right of access (or so it is claimed) to the boathouse from Lanehead. The adjoining Lanehead land does sweep right down to the lake, but no boathouse was built there, perhaps due to the condition of the lake bed there, but that's a guess.
